In Moroccan property listings, two terms come up again and again: “haut standing” (high-end) and “standing”. But what do they really mean? And how do you avoid paying high-end prices for an apartment that is only high-end on paper?
Haut standing or standing: a marketing term, not a label
There is no single legal definition of “haut standing”. These are mainly marketing terms, used freely by developers. What matters is not the word, but what is actually stated in the contract and the technical specification.

How to check the promises
- Ask for the technical specification: brands and types of materials, insulation, joinery, air-conditioning. It should be annexed to the contract.
- Visit a completed project by the same developer: it is the best indicator of final quality.
- Look at the common areas: lobby, lifts, upkeep. They age faster than your apartment.
- Ask for the service charges and what they cover.
- Be wary of 3D images alone: they show an intention, not a commitment.
Which to choose for your project?
- Family main home: a good “standing” apartment in a well-managed residence near schools often offers the best balance.
- Long-term letting: “standing” rents well to a wider audience; the yield is often better thanks to the lower purchase price.
- Upmarket holiday lets: high-end with views, a pool and a good location stands out, for example in Malabata.
- Long-term wealth: location matters more than finishes. A well-located standard apartment is often worth more than a poorly located high-end one.
