- Completed projects: visit them. The state of the façades, lobbies and lifts after a few years says a lot.
- Meeting deadlines: ask owners in earlier projects whether they were delivered on time.
- The land title and the project’s building permit.
- A contract that complies with Law 107-12: payment schedule tied to construction progress, delivery date, late-delivery penalties.
- A precise technical specification annexed to the contract (materials, brands, equipment).
- Price transparency: a 100% declared project, with no cash payments.
- Management after handover: who takes care of the managing agent, maintenance and security?
- Reputation: buyer reviews, local presence, apparent financial strength.
Warning signs
- You are asked for a large amount before any written contract.
- You are offered to pay part of the price in cash, off the books.
- The developer refuses to show the land title or permit.
- Delivery dates remain vague.
- No completed project to visit.
