Want to enjoy the sea and some peace during the holidays? Choose Achakkar, Malabata, Moujahidine & Golf, Tanja Balia or the Route de Rabat. You will find modern residences, green spaces and a beach nearby – while staying well connected to the rest of the city.
Living in Tangier year-round
If you live in Tangier, other things count: schools, shops, quick access to the centre and your daily commute. We then look first at Iberia, Malabata, California, Moujahidine & Golf, Tanja Balia and the Route de Rabat.
Renting out (short or long term)
For renting on Airbnb or Booking, or to long-term tenants, the neighbourhoods with year-round demand are strongest: Malabata, the city centre, Iberia, Tanja Balia and Gueznaya (right next to the Tanger Free Zone). Achakkar mainly offers medium-term potential.

On the eastern side of the bay, Malabata is one of the most sought-after areas of Tangier. Achakkar: nature, calm and sea views
A quarter of an hour from the centre, Achakkar lies on the Atlantic coast near Cape Spartel and the Caves of Hercules. It is still relatively undeveloped, which makes it attractive for buyers who want to get in early in a very natural setting. Perfect for villas and holiday homes.
California: quiet, green and family-friendly
California is a quiet, green residential neighbourhood popular with families and professionals. It has many gated residences, with schools and clinics nearby.
Iberia: central and always in demand
Iberia, close to the city centre, combines city life with quality of living. Its central location makes it strong both for living year-round and for renting out.
Moujahidine & Golf: space and tranquillity
Around the Tangier golf course lies Moujahidine & Golf, a quiet area with more spacious homes and residences. A good choice for families and for a second home.
Route de Rabat: new builds and easy access
Many new projects are rising along the Route de Rabat. The motorway and the centre are quickly reached, and prices are often more attractive than in the prime locations.
Tanja Balia: affordable and booming
Tanja Balia is one of the most accessible neighbourhoods for a first home. Many new projects are being built, the area is well connected and employment areas such as Gueznaya are close by.
Ziaten: the up-and-coming student and young professionals’ area
Ziaten lies near the Ibn Batouta stadium and the university campus. Demand from students, young professionals and civil servants makes it an interesting area for long-term rentals at a good price.
Gueznaya: next to the free zone
Gueznaya is growing along with the Tanger Free Zone and the airport. The many jobs nearby support strong rental demand.
Our tip: visit the neighbourhood at different times
Many buyers only look at the price per m². That is a mistake. Visit an area in the morning, at rush hour, in the evening and at the weekend.
