Tangier has been one of Morocco’s fastest-growing cities for years. The official figures for the first half of 2026 confirm it: after a weak first quarter, Tangier recorded the strongest price growth of all major cities in the second quarter. What is behind it, and what does it mean for anyone looking to buy here?

First quarter: a national dip
The decline at the start of the year was not unique to Tangier. Across Morocco, prices and especially the number of transactions fell after an exceptionally strong end to 2025. Tangier followed that national trend, but then recovered faster than most other cities.
Second quarter: land as the engine
Tangier’s recovery comes mainly from the land market:
- Land prices: +7.3%, the biggest increase of all categories.
- Land sales: +54.9%.
- Commercial property: prices +4.2%.
- Residential: prices +0.9%.
Strong demand for land is an early signal. Developers buy land for new projects, which means new residences will follow in the coming years. It also shows confidence in the city’s growth.
Why Tangier keeps growing
Tangier benefits from a combination of factors: the Tanger Med port and its industrial zones, the high-speed train to Casablanca, its location half an hour by ferry from Europe, and its role as a host city of the 2030 FIFA World Cup. This attracts companies, workers, Moroccans living abroad and international buyers.
What does this mean for buyers?
- Residential prices are still rising gently (+0.9%). There is still room to buy well, especially off-plan.
- Buying early pays off. Demand for land points to new projects. Buying at launch usually means paying the lowest price.
- Choose the neighbourhood carefully. Differences between districts are large: a sea-view apartment in Malabata is a different market from a family home in Boukhalef or Beni Makada.
- Check the essentials: the land title (titre foncier), the payment schedule, the promised delivery date and the developer’s track record.
