Daam Sakane is the Moroccan state’s direct aid for buying a first home. It can reach MAD 100,000, paid at the moment you sign at the notary. Here is what you need to know in 2026: the amounts, who is eligible, what has changed and how to apply.

The programme runs from 2024 to 2028. The aid is not a loan: you do not repay it, as long as you meet the conditions.
Who is eligible?
- People of Moroccan nationality, whether they live in Morocco or abroad: Moroccans abroad (MRE) are eligible.
- You do not own a home in Morocco.
- You have never received any other public housing aid.
- The home becomes your main residence. An MRE may also let their spouse, parents or children live there free of charge.
What changes in 2026
The 2026 Finance Act opens the programme to people who own property in joint ownership (indivision), for example a share in an inherited family house. Previously, this excluded many applicants.
The commitments you make
The home must remain your main residence for several years. If you sell or rent it out before the end of that period, you must repay the aid. Check the exact duration and the current conditions on the official platform daamsakane.ma before committing.
Step by step
- Choose a new-build home priced at no more than MAD 700,000 including VAT.
- Submit your application on daamsakane.ma, with your details and those of the property.
- Sign the contract with the developer and arrange your financing (own funds, mortgage or Murabaha).
- Sign the deed at the notary: the aid is paid at that moment and deducted from the price.
Tip: the aid reduces the amount you need to borrow, which strengthens your application with the bank.

Yes, with the same amounts as residents. The home must be the main residence, or be occupied free of charge by the spouse, parents or children.
Can I use Daam Sakane for a buy-to-let investment?
No. The aid is reserved for a main residence. Renting it out during the commitment period means repaying the aid.
Can I combine the aid with a mortgage?
Yes. It combines with a standard mortgage or a Murabaha.
When is the aid paid?
