How to choose the right new-build project

Location

Look at access to main roads, schools, shops and the beach, and at planned infrastructure in the area: they all affect future value.

The developer

Check completed projects, whether they were delivered on time and the quality of the finishes. Each developer page on Levana lists their projects and our information.

The contract and payment plan

Off-plan sales (VEFA) are governed by Law 44-00, amended by Law 107-12: a reservation contract, then a preliminary contract, with staged payments linked to construction progress. Compare the deposit, instalments and delivery date.

The project itself

Floor plans, orientation, sizes, parking, pool, security and service charges: ask for the plans and brochure and compare several projects.

Independent guidance

Frequently asked questions

Can a foreigner buy property in Morocco?

Yes. Foreigners can freely buy an apartment or villa in Morocco; only agricultural land is restricted. Non-residents who finance their purchase in foreign currency can, under conditions, transfer the proceeds of a later sale abroad.

What are the buying costs?

Usually around 6–7% of the price: registration duty (4%), land registry fees (about 1.5%) and notary fees. On a purchase, Levana's fee is added (1.5% to 3% depending on the package).

How does buying off-plan (VEFA) work?

You sign a reservation contract and then a preliminary contract with a notary or approved lawyer, and pay in stages as construction progresses, in line with Law 44-00 as amended by Law 107-12. The balance is paid on delivery, when the final deed is signed.

Can I get a mortgage?

Yes. Moroccan banks lend to residents and MRE, including for off-plan projects. Terms depend on your profile; we can point you in the right direction.

What is the Daam Sakane housing aid?

A direct state grant for buying a first home: MAD 100,000 for a home up to MAD 300,000 and MAD 70,000 for a home between MAD 300,000 and 700,000, subject to conditions. Several projects on our site qualify.

How much does Levana's guidance cost?

Our fee ranges from 1.5% to 3% of the purchase price depending on the package: Levana Essential (selection, viewings, negotiation, reservation and contract) or Levana Complete (all the way to the key handover: notary, financing, construction follow-up, inspection and after-sales). It is only charged when you buy.
