What does the 2030 World Cup mean for Tangier property after AFCON 2025?
From 21 December 2025 to 18 January 2026, Morocco hosted the Africa Cup of Nations in six cities, including Tangier. Next up: the 2030 World Cup, which Morocco is co-hosting with Spain and Portugal. What does this mean for property in Tangier?
Tangier property: what AFCON left behind
The Grand Stade de Tanger was completely renovated: the athletics track was removed, a new roof was added and capacity was raised to around 75,000 seats. During AFCON it hosted group matches and knockout games, including a semi-final. Around the stadium, roads, access and hotel capacity were improved.
For property, these lasting infrastructures matter more than the tournament itself.
What the figures say in 2026
After a first quarter of decline across Morocco (Tangier: -3.9%), Tangier recorded the strongest price growth among the major cities in the second quarter of 2026 (+2.3%), driven by strong land demand (+7.3% in land prices). In other words: no spectacular AFCON-driven surge, but a market recovering healthily, with developers preparing new projects.
A major event is not everything
To be honest: a tournament lasting a few weeks does not, on its own, push prices up for good. What supports Tangier’s market in the long run is:
- jobs around the Tanger Med port and the free zones;
- the high-speed rail line to Rabat and Casablanca;
- proximity to Europe and demand from Moroccans abroad;
- public investment linked to preparing for the 2030 World Cup.
So be wary of promises of a 20% rise “before the event”. Buy for a good location and a good project, not for a match.
