Northern Morocco is no longer just a summer destination. The Tanger Med port, industrial zones, high-speed rail and a Mediterranean coast one ferry ride from Europe attract companies, employees, Moroccans abroad and holidaymakers all year round. But each city has its own market. Here is how to choose.

Tangier: the economic engine
Tangier remains the most solid market in the north: jobs thanks to the port and free zones, high-speed rail to Rabat and Casablanca, and host-city status for the 2030 World Cup. Tetouan: stability and local demand
Tetouan is busy all year thanks to its university, government offices and shops. Prices are generally more affordable than in Tangier. It is a good option for a main home or long-term letting, and several new-build projects there fall within the Daam Sakane price caps.
Martil, M’diq and Cabo Negro: the Mediterranean coast
A few minutes from Tetouan, Martil and M’diq are in high demand in summer among Moroccan families and MRE. Cabo Negro targets a more upmarket audience, with golf and residences with pools. Rental income is high in summer but low the rest of the year: calculate your yield over 12 months, not over August.
Asilah: charm at lower prices
South of Tangier, Asilah appeals with its medina and calm. Prices are lower, but the market is smaller: expect a slower resale.
Holiday lets: the rules
Short-term letting is legal but regulated by Law 80-14 and its 2023 implementing decree: authorisation or declaration, guest registration, tourist tax and declaring your income. The residence rules may also prohibit it. Check these points before buying to let on Airbnb or Booking.
