Residential towers in Morocco 2026

Morocco is building upwards. Where apartment blocks rarely rose above a few floors, real residential towers are now appearing, with pools, concierge services and sea views. Tangier leads the way. Here are the main projects, and what you need to know before buying high up.

Tangier: a new skyline on the bay

Cap Towers: seven towers on the corniche

Cap Towers is Tangier’s largest tower project. It stands on Boulevard Mohammed VI, on the former Docks site, facing the bay.

Coral Towers: a tower residence in green surroundings

Coral Towers lies near the Bella Vista district, on the Malabata side, overlooking the Bay of Tangier.

Bennis Towers: Elysium on Avenue Mohammed VI

Bennis Towers is a Tangier developer. With Elysium on Avenue Mohammed VI, it combines apartments, offices and shops at a prestige address on the bay. Its earlier projects include Leonore, Dar Al Bacha and Résidence Bennis D.

Not to be confused with Groupe Immobilier Bennis, another Tangier developer known for the Majorelle residences and Les Résidences Vertes Majorelle.

Casablanca: CFC and Casa Anfa

Around Casablanca Finance City (CFC), on the former Anfa airport, a new district of residential towers has emerged next to office towers and Anfa Park. One example is Altea Residences by Abdalass Immobilier: studios to penthouses in a striking building with a rooftop infinity pool.

On the coast too, around the Casablanca Marina near the Hassan II Mosque, residential towers offer sea views.

Rabat: the Mohammed VI Tower

At 250 metres and 55 floors, the Mohammed VI Tower is Morocco’s tallest tower. It stands in the Bouregreg valley between Rabat and Salé and was inaugurated in April 2026 by Crown Prince Moulay El Hassan. It houses offices, North Africa’s first Waldorf Astoria hotel and a limited number of luxury apartments. A unique prestige product, not aimed at the average buyer.
