Tangier: price levels by neighbourhood
Online listings in 2026 show a wide range: from around MAD 8,000/m² in outlying districts to more than MAD 20,000/m² for high-end new builds on the seafront. The table below compares the neighbourhoods with each other.
| Neighbourhood | Price level | Profile |
|---|---|---|
| Malabata / corniche | €€€ | Sea views, high-end, holiday lets |
| California / Jbel Kbir | €€€ | Quiet residential, villas and gated residences |
| Iberia | €€–€€€ | Central, sought after |
| City centre | €€–€€€ | Urban, strong rental demand |
| Achakkar | €€–€€€ | Nature, sea views, villas |
| Moujahidine & Golf | €€–€€€ | Families, residences with facilities |
| Route de Rabat | €€ | New build, well connected |
| Mesnana | €–€€ | Quiet, developing |
| Tanja Balia | €–€€ | Many new projects, first purchase |
| Gueznaya / Boukhalef | €–€€ | Near the free zone and airport |
| Beni Makada / Mghogha | € | The most affordable prices |
Indicative, comparative price level: € = most affordable, €€€ = high-end. Prices vary widely between projects depending on floor, view, finishes and facilities.
The rest of the north
| City | Price level | Profile |
|---|---|---|
| Cabo Negro | €€–€€€ | Upmarket seaside, strong summer demand |
| M’diq / Martil | €€ | Seafront, summer lets |
| Tetouan centre | €–€€ | University city, year-round demand |
| Asilah | €–€€ | Charm, smaller market |
Why such differences?
- Views and the sea: a sea-view apartment in Malabata is not in the same market as a family home in Tanja Balia.
- Standard and facilities: pool, security, finishes (see high-end or standard).
- Project stage: at an off-plan launch, prices are usually lower than on completion.
- Declaration: a 100% declared price can look higher, with no cash part on the side.
How to compare prices properly
- Compare like with like: same standard, same area, new build with new build.
- Listing prices are asking prices, not sale prices. Negotiation is possible, especially on projects under construction.
- Look at the total price, including charges and fees, not just the price per m².
